Current market dynamics and Investors’ urgent search for yield have dramatically compressed investment returns on income producing properties. Higher-risk, value-added investments have been priced to perfection, requiring both aggressive underwriting assumptions and significant economic recovery.

We believe comparatively better risk-adjusted returns are achievable from substantial repositioning and re-purposing of under-utilized real estate in desirable infill markets.

Our strategy is to recycle underperforming and undervalued real estate into assets matched to today’s highest and best use in the strongest markets. With the proper execution, these recycling opportunities offer handsome returns to our stakeholders and improve the surrounding community.

While the Principals have extensive real estate investment experience in virtually all product types and in multiple states, Oxbow Partners is primarily focused on the coastal infill markets of Southern California.
