Thomas A. Grabiel - Principal

Mr. Grabiel brings over 30 years of development and construction related experience to Oxbow Partners. As principal, he manages all development, engineering and construction-related activities for the firm.

Before joining Oxbow Partners, he was a principal of Lomas Partners, LLC where he was responsible for the development, engineering and construction of large multi-phase land development projects throughout California. His experience includes managing the development and construction of high-rise office, hotel and retail center developments as well as large mixed-use master planned communities. Mr. Grabiel’s previous employers include BCE Development and Hawthorne Savings where he managed a large REO portfolio during the mid-1990’s Savings and Loan crisis.

Mr. Grabiel graduated from Southern Technical Institute in Marietta, Georgia with a bachelor’s degree in Architectural Engineering Technology.

Eric J. Cernich - Principal

Mr. Cernich has nearly 30 years of experience in real estate development and construction of residential, retail, office and industrial projects throughout Southern California. As principal, he specializes in sourcing opportunities, raising private capital, and creating innovative land reuse strategies.

In 2006, he formed Oxbow Communities, Inc. a commercial and residential development company, specializing in the acquisition and repositioning of distressed properties in Southern California. Through this most recent real estate downturn, he successfully acquired, entitled and/or developed over 250 Southern California residential lots, culminating in sales aggregating in excess of $115 million.

Prior to Oxbow Communities, Mr. Cernich was the Senior Vice President of Acquisitions and Development at Atherton Newport Investments where he assembled a portfolio of 748 entitled residential lots and acquired over 3,200 multi-family units for repositioning. He spent the first 10 years of his career with, Laguna Land & Cattle Company, which specialized in building retail malls, strip centers, industrial buildings and major office complexes.

Mr. Cernich was a founding member of the Costa Mesa Community Foundation, a non-profit foundation created by the Costa Mesa City Council. He studied business and psychology at California State University Fullerton; he also attended the University of Pittsburgh’s Semester at Sea studying Chinese Literature, Geography and Geology.
